Really cool place to stay-right in the town centre. Less than 10mins from train/bus station. Staff was very nice. We've got giant family room with 4post bed, with TV, hair drier, shower and bath. All spotless clean, fresh towels every morning. Breakfast room and food was very good, service quick. Everything was like on the website-no bad surprises. Will come again!. It was very central and easy to get to from Waverley Station (about 5-10min walk). Hotel staff friendly and helpful. Was good value- room was warm and comfortable. Bathroom was v nice and had a bath which I was really pleased about as most value hotels just have shower cubicles. Made the most of this and this enhanced my stay.all reviews »
The room we booked was a triple however the room we where given had 6 beds and two bathrooms in it. Very clean and comfortable. Staff where very friendly and in terms of location it was very close to the station and local shopping. We will be back agian. A 'shot in the dark' choice The Osbourne was all that we needed on a visit to a relative/friend (who,as it turned out only lived 3 roads away). Clean, comfortable and a very good price for such a central hotel. Will definitely be using again.Man in charge of dining service went out of his way to get us breakfast even though we accidentally came too early; he was very friendly and chatted with us. The lady manning the desk was helpful with directions. fresh, clean,comfy single room which had been given as much attention as the bigger rooms!Sometimes this is not the case with single rooms.I enjoyed the whole experiece.i was in edinburgh for a birthday treat asmy daughter turned 13 the hotel made it a night to remember. the hotel was value for money and very clean and the staff were friendly and helpful. My room faced a busy road and at night you could head drunken people shouting in the street and sirens of police cars etc- so was less quiet than I would have liked but wasn't too bad. Also, my door lock was playing up and it was difficult to lock it when going out. The breakfast was nice but was no fruit or natural yoghurt-is cerial and fried food so a bit heavy!. A lot of traffic noise all night- needs secondary or double glazing .I would have appreciated slightly better communication skills; it would have facilitated discussing payment details in advance. THe hotel is undergoing renovation but it was clean and the service was excellent.They have a very strange lift - when you are in it, it can stop in the middle of the way if a guest on the other floor open the door. single bed is quite small. The shower leaked a bit but easy sorted with a towel. The 'full' breakfast wasnt very full, but still nice. turning your key in every time you leave the building, but understandable.no. receptionist did not tell me where the room was so I was up and down stairs trying to find it - it was in a different wing. Hotel toilets - not room ones which were fine. A hairdryer and iron in the room would have been good, the shower took ages to heat up. The breakfast wasn't great and it was a bit noisy.

By car:
From Edinburgh Airport (16 km / 10 miles):
- Follow the A8 onto the A902 and proceed to its end.
- Turn right onto the A90 and then back onto the A902.
- Turn right into Montague Terrace, leading onto Inverleith Row and Howard Place.
- Continue into Warriston Place, crossing the river, and take the 2nd left into Canonmills, then Rodney Street , then Bellevue into Broughton Street.
- Keep going until you get to Picardy Place Roundabout.
- Go all the way round and back into Broughton Street and take the left hand fork into York Place.
From the South / M6 / M74:
- Coming up to the M74 at Junction 8, take the A71 to Edinburgh.
- Follow it to its end and then at Calder junction, continue straight ahead on the A71 along Gorgie Road to its end.
- Go straight on through to Dalry Road and continue on this until you get to Haymarket Railway Station.
- Carry on straight through and turn right onto West Maitland Street, then right again on to Torphichen Street and then right onto Dewar Place.
- Turn left at the end of Dewar Place into Morrison Street and then 1st right into Lothian Road, continuing into Earl Grey Street.
- At the end of Earl Grey Street take the 2nd turning at the fork (Brougham Street) which leads into Melville Drive.
- Continue on Melville Drive for, then turn right into Summerville Place.
- Take 2nd left into West Preston Street, 1st left into South Clerk Street- which leads into Clerk Street.
- Take Nicolson Street, South Bridge Street, North Bridge Street, until you get to Princes Street.
- Turn Right into Princes Street then 1st left into Leith Street.
- Keep going until you reach the Picardy Place Roundabout, take the 1st left into Broughton Street and then left into York Place.
By rail:
From Waverley Train Station (900 metres):
- Exit the Station onto Waverley Bridge.
- Head right, until you reach Princes Street.
- Turn right again and turn left at Leith Street.
- Follow the curve of the road around to the left, and you will eventually find yourself on York Place, just after the roundabout.
