We arrived with our son who is wheelchair bound , and the owner couldn't have been more helpful. She even sent his breakfast up to him on a tray!!! FANTASTIC....The building couldnt have been more central!! All in all, a fantastic budget place to stay in Edinburgh. The owner should be very proud , they do a fantastic job, we loved our stay here.

Morag (the owner) was VERY nice and courteous. She greeted us warmly and seemed genuinely interested in what we were doing each day and how we were enjoying Scotland. Also, her breakfast was great and always waiting. Meats, cheeses, huge croissants, choice of cereals and juices.

I arrived at a very unusual time. Whilst I didn't meet a member of staff the help I received over the phone was fantastic. This is a value for money hotel, which is what I wanted. + A kettle in the room
+ Rather friendly staff (although not always present, see next point)
+ Quiet. Some people may not like the fact that there is minimum service, but for me it was perfect, as I like to do stuff myself
+ Great location. Very close to Lothian, Grassmarket, Meadows, quite close to UoE.
+ Not bad quality for these money.

Perfect location, close to centre of town. Received a very warm welcome, lovely people running the bed and breakfast in a relaxed, efficient way, they couldn`t have been more helpful. My room was clean, comfortable and had all I needed, the house itself is a beautiful old Edinburgh town house. Fantastic breakfast and I look forward to staying again for my next great night out in the big Toun!

The attention of the staff to make sure you were settled in.
The staff had put on the heating in the room in advance so it was lovely and warm.
I was leaving before breakfast started and they had laid out cereal and toast making facilities to use.
They have spent a lot of money on new carpets and upgrading bathrooms to make them clean and very fresh.
Very strong and secure wi-fi

The staff were hospitable, helpful, had sufficient communication skills. The owner was so nice! One of the nicest people we've met!! Even though we were way past the Check-in time, an envelope with our key was waiting for us on the door. Our bed was extremely large and super comfortable. The room also had an unlimited supply of tea, coffee and cream :DD We also didn't have to bring our own hairdryer and adapters which was very handy. Enjoyed Alba House from the start with a lovely and informative introduction from Bolbo (am sure I've misspelled his name). Very clean and large for an adult family of three and the location made it easy to get around by walking or public transportation. We ran into places which placed restrictions on when you could arrive for breakfast but the Alba House didn't impose any of those which helped us get an early start.
