Eveything, the staff were very friendly, the breakfast was superb and the rooms were beautiful, once we had figured out where the twon centre was it was an easy walk an we throughly enjoyed our stay and will deffiantely return. The room and breakfast was brilliant! The staff were exceptional!. Everything! The room, the people, the food... EVERYTHING!. lovely staff and lovely rooms. the staff couldnt do enough for you at breakfast time.liked the fact we were put in a seperate house across the road to the main guest house,very nicely decorated too. I liked everything, the staf were helpful and very nice, breakfast was great and the hotel it self was beautiful. The bed was very confortable.The staff were particularly friendly and helpful. Genuinly decent people.First class breakfast, made to order, no waiting around. Nice place to stay, can walk to the centre of town in 10 minutes. Rooms are clean and comfortable and breakfast is nice.Modern tidy rooms and a good breakfast. The hotel is within easy walking distance to the city center. Also, there is a theatre, cinema, restaurants and mini-supermarkets just round the corner (on Home Street and Leven Street). It's a great location, and we did not need to use a car or public transport at all during our stay. The hotel itself was clean, and we had a very large room which was clean and comfortable.Very friendly staff and good breakfasts!. friendly staff excellent food. The room. My room was clean and comfortable and staff were attentive and efficient. Although I did not eat a cooked breakfast it looked and smelled delicious and was prepared and delivered quickly.Friendliness of staff, very nice breakfast. That I stayed in another house across from the main BandB. Gone are the days of community spirited BandBs. There was not an opportunity to interact with anyone because you only saw fellow guests at breakfast as there was no central meeting point in the separate house. You had no key for the main BandB.the bacon smell on mornings. If you have a car it is essential to pre book parking. We were fortunate however Edinborough is not kind to visitors with own vehicles . This is not a fault of the guest house who were most accommodating but resources are limited.Shower wasn't great, but thats about it!. Ensuite was very small. The shower in my room was loose on the wall and the concertina door to the shower room was broken and did not close very easily. On my arrival, my room was so hot you could not have remained in it and the thermostat on the radiator was broken. Staff turned the heater off as soon as asked to do so but it would obviously be better not to have to organise these things on arrival. Half used bottles of shower gel and decor was bit dated.

You can also enjoy the vast park area nearby, The Meadows, which is a great place to relax, play tennis or, occasionally, visit the local festivals.
The house is on a good bus route for further afield attractions such as Roslyn Chapel, Portobello Beach, Cramond and its island, and also the Britannia and The Botanic gardens.
The area is particularly great for eating out, so at the end of a long day sight seeing, it's good to know you will have a vast choice of places to eat at all different prices to suit your budget.
