friendly and relaxed. I felt very welcome and was completely at ease for my entire stay. The location is excellent- only 10 mins away from city centre. When I return to Edinburgh, I will be using this guest house again.Friendly staff, quiet room, basic but cheap. Polite and helpful staff, location close to city centre, free parking nearby within the weekend.Accessiblity. Nice and friendly, ready to help, welcoming guests. Graham is a good host who cooks a mean breakfast. the familiar atmosphere, generous and tasty breakfast. Its proximity to the city centre. The breakfast was good, and room/ bed comfortable. No phone in the room but was allowed to use an outside line on owner's phone. Spring bed a bit noisy. it was very basic, however basic is what i paid for. Looks a bit run down. Pretty basic.The bathroom was not inside the room and it was mentioned noly after the booking procedure had finished. The windows let in draught.The fact that someone else had keys to room and opened door whilst we were in bed. Room was not serviced. Not enough hot water for all the rooms- had to have cold shower onlast day. Owners not very available when in need. Very noisy andhad difficulty sleeping. Room was very dusty and bathroom was notkept clean.
