Location excellent, staff very pleasant and helpful, especially the lady who provided the breakfasts. Room relatively small, but comfortable and clean with very well equipped en-suite bathroom. Location. Hotel loacation. the location. It was just a alround good little hotel. Ideal situation. it was close to train and bus stations and the shops and resturants.all the staff were friendly but there was one member of staff that was really nice and chatty , i think maybe the manager, and the breakfast lady was really nice too.

No available lift (elevator). the lighting in the room is rather a little dim. the shower was small, the breakfast wasn't very exciting, but fine.The bathroom flooded when you showered bc the drainage system is inadequate. No view from the room, only a wall in front of our windows. Our room was next to the breakfast room so unfortunately we were awaken by the noise .Rooms are small, but that's to be expected in Venice. Shower stall was very small. Inconvenient layout of rooms, lobby and breakfast area, short breakfast hours, early check-out time.The room had a slight urine smell to it at first. Perhaps a child had an 'accident' there at some time. Whenever we were in the room, we opened the windows and eventually the smell faded. The light on one side of the bed was gone - difficult for getting up at night or reading. Top floor - no lift, rooms and bathroom very small. The buffet breakfast was unexciting, considering the relatively high price (compared to other hotels) that we paid. Room was very small and breakfast roll and croissant not particularly fresh.We booked superior room which had the windows towards front street (1stfloor), directly above the fruit market. Fruit market was put up around5am onwards with a lot of noise. Would not recommend to book roomsfacing main entrance. It's very expensive. The rooms are too old and without maintenance. Security box door was broken for example. The TV was out of order and very, very old....
