We only stayed one night and found everything very well appointed. The location was perfect, central but in a quiet area. Staff was very helpful and kind, room was lovely. Breakfast was very good too.The staff were friendly and helpful when we needed help. Our room was spacious and the bathroom new and clean. The location of the hotel is excellent as it was walking distance to everything - although in Venice, this can be said with almost all hotels. However, this hotel was easily accessible from the No.1 water bus line.

The room headed towards the street was rather noisy, no AC. We stayed in a three bed room with two beds on a mezzanine level withinthe tall room. This upper level was very stuffy and airless, which donot make for a comfortable stay.Lack of Tea making facilities. not very pleasant smell from WC, old and partly breaked furniture, cheap room interior as in cheap hostel, not hotel. you can find better for same or lesser money easily in Venice. and they don't have double beds, only twin rooms.there is no AC and there is only one fan for 3 persons untill we asked them for another one for the next day after getting bites from an army of mosquitoes. yes, 2 beds could not be put together . I had to sleep 3 nights away from my husband. The beds in our room were very basic quality. Very small rooms. The address shown not very clear, we followed your address to take off at St Marco stop, very difficult to find, it should take off S. Accademia, then walk for few minute.
