We called up to the hotel and they asked whether we wanted to cancel our booking. They also said that despite flood the hotel had no problems and they were looking forward to their guests to arrive.   An easy walk from Piazzale Roma bus station and Santa Lucia train station (no boat to catch, no dragging suitcases through the heavy tourist traffic). There was absolutely no noise from the train station or the canal adjacent the apartments. Due to the location you do not get large numbers of passers by, so very peaceful.
