The place itself is only a ten min walk up leith walk to thw centre of town. The rooms are cosy and very clean. The shower is powerful which I love. Bed is very comfortable. There is free parking outside the door. We have stayed here a few times and find it ver pleasant.

A very nice to stay, clean and very modern.
Easy to navigate to city centre 25 min walk.

I got exactly what I payed for. Room was clean and nicely furnished. Situated in very quiet area. Owners are lovely people. Takes about 15 minutes to walk to center.

Comfy beds, good area, short walk from city centre, great shower, shampoo and bodywash included, able to come and go as you please, rooms cleaned daily, plenty of power sockets, free parking, wifi available, breakfast available (at extra cost).
The hotel was immaculate, Although I would not call it a Hotel or bed and breakfast, It was within walking distance of the city, The bed was comfortable, The shower room was spotless and more than adequate, The shower itself was really good.
Park outside the door and easy walk into city centre. A pint at the playhouse pub - sat outside watching the world go by.
The room was well prepared, clean and tidy. The owner was very friendly and helpful.

point. Also, the toilet was a little wobbly. I think with thicker walls
and a spruce up the place would be amazing. But it was ideal for the £34
we paid, really cant complain!.
I think they should offer the wifi for free as so many other places do now.
Only thing that bugged me was that I could hear the bed in room above squeak with every movement. It actually woke me up in the morning. :-).

Only improvement would be a blind on the window as well as the curtain. Then you can get changed with the light coming into the room and have the privacy too. Lighting could be brighter - its a tad too dark. £3 for wifi is poor as most places have it for free now.

Dark room in the basement, next-to-no natural light, electric light not sufficient enough to counter the lack of natural light, no reception or greeting area, tv didnt work, walls extremely thin!.
There was absolutely no sign of any staff, Breakfast was not included, There was a very slight smell of damp in the room, The area left a a lot to be desired and I would not take children in this area, We saw two separate street fights whilst we were there, Although this is nothing to do with the guest house.
Decor was dated and the mattress was too soft. The duvet was also a little small.
The door handle fell off every time I tried to open the bathroom door from the inside. Moreover, the room was quite dark and the lights were not enough to make me feel comfortable.
I wouldn't class this as a hotel, more a B&B, the room was far too hot and having 2 doors was a bit confusing, the bathroom could of done with a good clean, scum on the shower, the bed was fine but could of had a few more pillows.
No where near a 4 star, I don't understand where they got that from! I arrived with very different expectations. The room was in a basement, small and dark. No reception, It doesn't really look like a hotel. If you want to use the telephone to call the staff you must leave the room and use one in the entrance.
I guess if you can get it at a low price, and all you need is a bed and a bathroom, then it's fine. Just know what to expect.

The accommodation was overpriced for what it was.we didn't,t like the dark decor,creaky floorboards,the size of the room.
When we arrived at 10.00am in the morning to leave our luggage there was no sign of life. Nobody answered the door bell and all the curtains were shut. In the end we had to phone twice before the owner came from next door to let us in. The only other time we saw him was when we checked in later in the day. On checking out we were told just to leave the keys in the door. Hospitality certainly is not Leith House's forte.
The bedroom was in basement and so wet which we did not know in advance.
It was depressing that the room didnt get any sunshine.
Even the cup we used that have not washed properly. It seemd just rinced but twas was marks inside of the cup. The room smelled really bad too. It was terrible to stay there! Really do not recommand this hotel. Even too expensive compare with price!!!!.
