Where to start ? We arrived at what must have been an annoyingly early time - right on Brekky time (not planned!), but Gareth never missed a beat and managed to serve breakfasts, check out other guests and still treat us in a timely manner as if there were no other issues going on :) In 5 minutes he had told us all we needed to know, took our case for placement in our room and we started exploring Edinburgh - well armed with info and feeling confident. The room when we arrived back was simp.

The room - 4- was very comfortable and tastefully furnished.(the 'detached' en suite was managed very well and we appreciated the robes) I have a thing about white cotton sheets and towels and Fraoch House gets first prize! Excellent! My cooked breakfast of smoked salmon, cream chees and bagel was delicious! Just right :-) My husband went for the full Scottish and he was equally pleased. All the other usual breakfast fare very well presented . Gareth was very welcoming and helped us with any problem we had. He went out of his way to make feel welcome and comfortable. Breakfast were excellent and upon our departure in very early morning, the host did not hesitate to prepare for us snacks to take with us. Cookies and candies for guests in rooms were a very nice touch :-). Parking was absolutely no problem. We parked right next to Fraoch every single time. The walking distance to downtown is around 20 minutes but that is perfectly ok. O. The owner Gareth was incredibly helpful, knew a lot about Edinburgh and nothing was too much effort. In fact he went out of his way to make everyone feel welcome and it put us immediately at ease! The breakfast was fantastic - one of the best I've ever had. So much choice and so much food you really did not need lunch after it! The B+B is 4 star and felt it. Decor was tasteful as was the room. Good bus service stopping right outside the hotel. Also when we got back late at night there was a pla. Gareth was a fantastic host, he makes Froach House memorable. His keen interest in his guests comfort and how to get around makes you feel at home from the word go.Good location, no problems parking on the main road if you have a vehicle. Bus located outside of the property and a freshly prepared breakfast that would keep you going for a week..... All in all a good place to stay and I don't have any hesitation in recommending it. It suited us very well as to location and while within walking distance of city centre it is on a bus route (N0 11). We were able to park for free (not easy in Edinburgh) and hop on a bus at the door. Eating places nearby too. Easy access to Edinburgh town centre, there's a bus stop at your front door! I would definitely recommend Fraoch House and would happily stay here again. my wife and I enjoyed the warm welcome and service provided by all the staff. The hotel boasts some lovely quirks such as the juice bottles with stoppers. The location makes it ideal for shopping or going to the theatre. Rooms are a nice size with all the home comforts and at a reasonable price. We loved the friendly attentive service , the superb breakfast choices, the beautifully designed bedroom and bathroom. We were made to feel very welcome - nothing was too much trouble. Great attention to detail. Would definitely recommend and would stay here again if we return to Edinburgh. Loved the design and the layout of the room was great There was a big TV, couches and a chair, and the bed was very comfortable. The room was finished to a very high standard and the interiors/lighting made it feel so homely. I loved the wallpaper! Staff were very friendly. The staff was incredibly nice and ready & eager to accommodate our every needs, even the vegan diet that my girlfriend follows. The breakfasts we had at Fraoch House were by far the best meals we had while on our brief stay in Edinburg. Highly and heartily recommended!. First and second day the Wi-fi did not work properly, but then it was okey. Other than that, it was perfect. Our room faced a buy road and with the window open (it was very warm in Edinburgh) it was quite noisy. We had wrongly believed we had en-suites but in fact our private bathrooms were across the hall from our room. The hotel is a bus ride (not a walk) from the city centre (but bus does stop right outside the B+B). Our room was on the third floor in the roof of the property. The stairs to access this part of the house are narrow and not suitable for suitcases. The stairs may cause a problem for people with walking difficulties. It's a point to consider when making a booking. (Nothing negative to give). No down side really. It was a little bit further from town centre than we would have liked but was still walking distance..just. Traffic at front of house a bit noisy in the mornings but was quiet at night. Nothing!. Location is a 15-20 minutes walk towards the centre of the city. Although there are many buses around, it could be a bit chilly in winter to go by feet. Slightly further out than some people might want to walk - we didn't mind too much. That we were only there for one night!. Couldnt stay longer.!. Having to leave. Bed was just a little firm and space in the en suite was quite limited but made the most of the room available. Lack of storage space for two in the private bathroom - though it may not be a problem for everyone. Pillows. tv remote control did not work. curtains not hanging correctly. On bus route so room at front a bit noisy with window open in Summer. With a room at back this b&b would be near perfect. Maybe a singular problem, but the sheets looked as if they had not been changed and there were no towels.
