Excellent Scottish breakfast, very friendy and helpful staff. Bus stop right outside the door!. The guest house is very conveniently located in that there is a bus stop directly outside and it is only a short bus ride into the centre of Edinburgh. Brian was very helpful from the moment we arrived in providing us with a map, explaining the bus routes and even helping us out with the correct change for the bus fare.The breakfasts were fantastic and the room was clean and comfortable.

A full traditional Scottish breakfast is included in the quoted room rates. A vegetarian option is also available and guests can also choose a full continental breakfast. Those with special dietary needs can be accommodated by prior request. The dining room has a real coal fire, which is used on chilly mornings. The hotel can also provide packed lunches at a nominal additional cost.

The guest house is situated on the east side of the city centre, on the main A1 road. Situated on a main bus route, with a bus stop right outside the house, the Aynetree Guest House offers easy, convenient and inexpensive access to all of the citys major attractions. Known as The Athens of the North, Edinburgh boasts many sights, attractions and events, all year round. The city features many impressive examples of both modern and classical architecture, as well as dramatic scenery. Edinburgh also regularly plays host to many cultural events and spectacles, as well as holding international sports events. The city is renowned for its great nightlife and extensive choice of restaurants.

Room information details

The guest house offers a range of rooms suitable for everyone's needs, from an single room to a deluxe family room. All of the rooms are furnished and decorated to the highest standard, ensuring a comfortable stay. Please see individual room details for a complete list of the facilities on offer. Some bedrooms enjoy views across to the extinct volcano of Arthur's Seat; whilst others look out over to the Firth of Forth and Fife in the background. All of the rooms are serviced daily. Guests have their own front door keys and room keys, enabling them to come and go as they please. 2 of the rooms (a double room and a single room) are located on the ground floor. The remaining 4 bedrooms are located on the first floor.

Travelling information

From Edinburgh Airport: Take the Airline Bus (number 100) to the city centre (Waverley Bridge). Walk up to Princes Street and take a number 44 bus. Get off at Bailie Place (Portobello Park). Aynetree Guest House is on the other side of the road. From Edinburgh Waverley Train Station: Head to Princes Street and take a number 44 bus.
