The price was nice and the sleep was good: these are main criteria for a good stay. The hotel itself is ugly, massive, chain-like, but people are okay, walking distance to town attractive, there is a park and a river road, so, I recommend this place!

the staff were very helpful. they gave us a very big room and it was on the first floor which was very helpful considering i'm pregnant and had two young children with me.there is a bar in the hotel which allowes children in it so if you fancy a drink you can relax with your children. Excellent facilities in large traditional Edinburgh house, central
situation with easy access to town centre and attractions. Very
reasonably priced for facilities and the fact that it was a Rugby
Weekend which usually incurs doubling the price by many other Hotels and
Guest Houses. Whilst the guest house doesn't do breakfasts there are
good facilities nearbye, although for this particular weekend the host
cooked all guests who were visiting for the rugby a great breakfast on

The hotel is friendly, clean and excellent value for money. It is situated a short walk from town, has some very good restaurants and pubs nearby and is a ten minute walk from an IMAX. It is also a short hop to the zoo. There is parking available but this can be pricey, or if you want the take the train it is literally over the road from Haymark

The room was spectacular! Great services within the room, eg. Ironing board, hairdryer, bath, flat screen tv. Plus 24 hour reception and friendly staff! Great location only a 10/15 min walk to the city centre and Edinburgh station, while haymarket station is 5 mins away! Great bars, restaurants and cafes a few mins away! The attention of the staff to make sure you were settled in.
The staff had put on the heating in the room in advance so it was lovely and warm.
I was leaving before breakfast started and they had laid out cereal and toast making facilities to use.
They have spent a lot of money on new carpets and upgrading bathrooms to make them clean and very fresh.
