Spacious and comfortable- I think staff struggle when it is busy to be available but it does have a rather welcoming informality about the place. Don't worry about no breakfast- lots of cafe's nearby- I HIGHLY recommend "the Square" cafe round the corner- superb at very reasonable prices and lovely staff! Anthony stayed june 13.
it was a good price given that Edinburgh accommodation was full and very high price. Comfortable, large room facing out onto the street. staff very helpful and friendly. Bar was fine and we used that. No meals offered in hotel but there are options around.all reviews »
Easy access to transport, shopping and dining. Comfortable room with an enormous bed, quality toiletries, good selection of teas and coffee. Staff friendly and accommodating.
It's position, could walk around Edinburg. Excellent value. Very comfortable large room. Very helpful manager maybe owner . Would use it again.

the tram works outside but that's the bane of edinburgh at the moment.
No lift; was a three floor walk up for some but only 52 steps for us.
Nothing really. We got what we expected, plus a larger more comfortable room than expected.
It was very hot when we stayed July 2013 windows would not open. Would of like breakfast but knew before booking this was not as option. The local wetherspoons do a good value breakfast.
At the time of our visit the city of Edinburgh was doing construction on the road in front of our hotel. Therefore it was a bit difficult to find.
pity there was no restaurant,no lifts either which was no prob for us but my 84 year old father struggled a bit on the stairs. road works(for the tram!)out front of hotel.
It is a shame that breakfast is not available. TV did not work and management agreed to look at it.

Not providing breakfast is a bit of a nuisance.
Curtains were not attached to the curtain rail in places so had to use a hair clip to close curtains bin in room hadn't been emptied from the last people which makes you wonder if anything else hadn't been done needs to explain on your paperwork that parking is on the street behind.

Bathroom wasn't the cleanest and had an unpleasant smell.
Rooms aren´t too big and I found some last guest´s hairs on the bed under the pillow. The bathroom, the shower in particular, has some dark spots caused by moisture.
Sink blocked , tv not working and no staff to sort out later in
the evening.
No sign of the free bottle of water and extensive roadworks going on outside our room which we were not told about.

Some room facilities were old or dirty (rusty iron and ironing board, forniture/objects covered with dust,scraped bathroom forniture).
The bath & shower condition's made me feel like not using them.mould on curtain&bath etc.

Was not told about no entry to street due to road works. Was had to find private carpark then to knock the back door to be told we would have to carry our luggage around to the front of the hotel. Was not happy with staff attitude.
