Staff was very helpful and informative. Kept very clean and tidy. Breakfast was great on the patio. Do have to climb a lot of stairs (no elevator) but very nice place.

  This is an good hotel for a family. The hotel staff was excellent! They really went out of their way to accommodate us. We also enjoyed having a family room as these are hard to come by. The location of the Residenza is perfect (next to San Marco but away from the crowd, and not far away from the Castello area where the Biennale takes place and where there are plenty of great authentic restaurants). Breakfast - very good (choice of yoghurts, meat, cheese, bread, jam, juice, coffee, tea, etc.) Owner - intelligent, polite and friendly person with great sense of humor. The hotel gardens and the surroundings are fascinating for an early morning stroll. Do eat in the hotel even though it's expensive as their executive chef menu is something to behold. Location is perfect, only few minutes walk from P. roma to our hotel and like walking around a building where we catch our shuttle, people's mover to our cruise ship. Vaporetto or water taxi is just outside the hotel. A grocery is close by where we bought our bottled water and food supply. It was great waking up to the canal boats going about their business, after we had enjoyed a comfortable nights sleep.   The hotel is very well located. It is very close form the train station and a couple steps from the bus and taxi station. You can easily reach San Marco by foot and easily get back by boat.
