Very easy to find and have already recommened it to others. It waspositioned perfectly for a tourist. Unbelievable value for the location... just a couple of minutes walk from St Mark's Square.I stayed for 8 days. The location was wonderful and the staff was veryhelpful. The room was small but ample for me, and quite comfortable --especially the ac. Recently refurbished rooms so very clean. Great value for money. Fantastic location, just 5 mins walk to St Marcs Sq. It was easy to locate on arrival and very central to all water-transport for further exploring. Helpful staff re map-reading locations etc. everyone was very pleasant and helpful/great location. The location was excellent, all of the staff were professional. Breakfast in the dining room was pleasant. Mr. Massimo at the front desk was very helpful to us with his information and assistance. We had a lovely, comfortable ,clean, pleasant, thoughtfully furnished room .The reception staff were really welcoming and very, very helpful. I went to a jazz club that was wonderful, that I learned about from alittle flyer on the front desk of the hotel.location, interior, staff. We were lucky to be allocated a spacious room and the location is excellent.Nice, friendly and helpful Staff. Location is good. Great Location. I had to walk across to the annex from the main building, back andforth, back and forth, several times during my stay. This was quiteinconvenient. However, the breakfast room was directly below my bedroomin the annex, which was convenient. Also, I was able to use the freeinternet that was part of a partnership with an adjoining hotel. Therewas a lot of street noise and construction noise.renovation work during our staying. The view from the rooms is pathetic and you have to step out of the hotel to enjoy the beauty.Some staff could improve on manner. One member quite unhelpful butothers extremely good. Depended on who was on duty as to how youwere treated. breakfast. the hotel was still under some construction work during my stay; the toilet in the standard room is too small. a little loud on the street side.no lift. breakfast less than other hotels. Desk staff were distant and aloof. but the floor of the hotel is not smooth~~. The breakfast was average.

Some of the rooms still have the original ceilings, which have been carefully renovated. The other building, with the reception desk, is located in Riva degli Schiavoni. The 2 houses are approximately 30 metres apart.

From the motorway;
- Exit at Venezia.
- Continue straight on towards Venezia, Piazzale Roma.
- Cross the long Lagoon Bridge parallel to the railway.
- Pass the traffic lights by the Piazzale Roma carpark.
Parking is available 24 hours from the Garage Communale on the right-hand side of the ramp leading to Piazzale Roma.
- Otherwise, at the traffic lights, turn right towards Tronchettoa and visit an artificial island completely dedicated to parking facilities.
From Tronchetto:
- Catch the waterbus (vaporetto) number 82, to San Zaccaria, located directly opposite the hotel.
From Marco Polo International Airport:
- By water taxi, available 24 hours a day, taking half an hour, or by Alilaguna ferries, blue line.
- Go to San Zaccaria.
- The hotel is just one minute’s walk away.
From Santa Lucia Train Station:
- By water taxi: Available 24 hours a day on the quay facing the railway station.
Waterbuses (vaporettos) Numbers 1, 41, 51 or 82, getting off at San Zaccaria. The hotel is one minute’s walk from the stop.
Public water boat, get off at San Zaccaria boat stop.
Private taxi, get off near the monument to Vittorio Emanuele II, on the Riva degli Schiavoni.
From the Marco Polo Venice Airport: "Alilaguna" water boat, get off at S. Marco (70 minutes), otherwise by bus "ATVO", get off at Piazzale Roma (15 minutes) and then take the water boat to S. Zaccaria.
Parking is available nearby at the Piazzale Roma/Tronchetto Island.
