only 20 minutes walking distance to princess street friendly and helpful staff. everything was as described in the advert. Our room was really big and it was clean. staff helpful. Spacious room. Good location for access to the city. Breakfast very good. friendly staff, clean rooms and good location.Staff were really welcoming and polite. Breakfast was lovely and served on good time.

It is very good to have car parking outside the hotel in a city centre.Stayed in a family room so size was very adequate for two people. Very convenient for the centre of Edinburgh. 20 minutes walk or an easy bus ride.Nothing. yes - breakfast a big let down - cheap looking fried breakfast certainly out of place with rest of stay.Come on I know you can do better.Needs towel rail in bathroom. Water pressure in shower very low. the breakfast was abit dissapointing. A desired smoking area would be more sufficiant as I felt as though I was in the way of in comming guests on some occasions. A hairdryer in the room. A telephone to reception in the room.The parking available is a bit tight. I had a very difficult time heating the room. Nothing that I did would warm the room up. This made my stay fairly uncomfortable to me. I would only recommend this hotel during the warmer months of the year.The location was further than the 10 minute walk to Princes Street that is advertised, it is more like 25 minutes. The room was over heated and it made sleeping uncomfortable. cooked breakfast was poor, very small shower room. The inflated price (fringe month!). There was a large dirty stain on one of our pillow cases. Remove the little knick knacks - room was lovely without them on top of the wardrobe. A menu for the cooked breakfast would have helpful but the food was good and the service prompt. cooked breakfast too big and no choice. The bathroom door could not be closed properly, there was nothing onwhich to hang towels or clothes and we did not like the separate hot andcold water faucets. We always had everywhere else a faucet with whichone can regulate the water temperature. Also, there was no telephone inthe room so we could not order any tours or get any info over the phone. Approach and parking difficult. Quality of food not what we were expecting More BandB than hotel.rooms very cold, not as central as we were let to believe. The staff are very unwelcoming. I didnt want to choose my breakfast and when I was going to eat it the afternoon before. The tiny bar has a huge TV booming out at all times. There was a £2 charge for paying by debit or credit card and the bill had to be paid the night before leaving.only saw 3 members of staff during our stay who always were curtious and helpfulland spoke reasonable english. Shower room was very cramped. Hotel had already taken payment from my card when I got there although this is not what I was lead to believe would happen when booking.breakfast poor, cold , also the breakfast is pre cooked and heated (or not ) before serving resulting in poched eggs like rubber. The shower curtain hopeless. The breakfast greasy and the milk tasted odd.The doorframe was broken, which prevented the lock mechanism working. It had to be mended before the room was secure. The start time advertised for breakfast was 7am but staff initially seemed reluctant to serve that early - I was working, so I had limited time to eat breakfast as it was. Absurdly overpriced for weekend. Prices exceeded even the highest rate quoted in the hotel reception. The hotel was bad value for money, the facilities were poor, the staff were offhand and it was very overpriced. It should not be listed as a 3* hotel, it has at most 2* facilities.
