We were going to Edinburgh for a few days so wanted somewhere reasonably priced. From the outside it looked tired but once you stepped inside it was freshly painted, our too. Was a twin and very spacious again freshly painted and bathroom newly installed. Bed Lin all new we couldn't fault it at all. The breakfast was good too all you needed to start the day. The setting was amazing right on the banks of the forth.

(Canada). I stayed in triple room with my baby. its Excellent Hotel. Reception ladies were extremely helpful and friendly. Surprised by some bad reviews. I would definately stay again. Staff were very pleasant and attentive - the breakfast was a nice start to the day. Room was clean and of a good size - nice to have a bath and not just a shower!. The hotel was neat, clean, had sufficient equipment in the rooom. NIce, helpful staff. About 10-15 min walking to the bus stop. Close to the sea. Located on the shore of the Forth with great views over to Fife. A quiet and relaxing situation. A hotel with excellent and professional staff. No internet! I know it's the scourge of modern society, but it is cheaper than phoning home!. The bathroom was a bit cold(no heating). noise from air con but got used to it after a while, didn't distract from out time there. Breakfast was just average. One man serving. Could have had some help. Bus is a good 15 min walk away, which we didnt mind, but could be an issue for some. no wifi cellphone no signal in side the rooms really painful. The noise aboe our bedroom from the upstairs room at 4am -ish every day!. sound insulation between floors was lacking and we could hear heavy footsteps from the room above. Having said that, I would recommend it!. Nothing bad to say. only complaint i have is lack of local food or fresh food in restaurant but understanble as most people eat out in Edinburgh. everything was excellent. needs sound proofing lots of noise from kids running up and down. hot water unreliable noise from heating system needs better kitchen fasilatys unless you have your own car. People setting off the smoke alarm by smoking in the rooms. renovations still underway. not a great view only seen green trees out of the window. No Internet connection available. No crisps in vending machine No shampoo or conditioner in rooms. Water was cold for some time on 2nd day due to more guests. facility should be improved. Water，heater. No wi fi and the bar wasn't open. nothing. difficulty in finding hotel. no internet. Hen party running around and making noise at well past midnight. no breakfast. On flight path and water pipe system could be heard in bedroom very early in morning. Very very basic which is expected at 2* but price way too much for it. Nothing special about the place. More decorative features would be desirable. I liked it and i know my husband would like it because he is a golfer.I know it is early days and you are getting things done and a shuttle bus to and from the city centre would be a great investment. Very basic - felt a bit like a hostal, but staff friendly and room adequate. There was some aeroplane noise as seemed to be on flight path for airport - but not too intrusive. Quite isolated - not a problem for us, but there is a 15 minute walk to nearest bus to Edinburgh. Cold bath water. No toilet roll holder. No towel rails. Floors creaked loudly. Noise from rooms above sounded like a giant walking. Flight path from Edinburgh airport just about over the building. Very thin walls, we did hear the neighbour snore. Poor water pressure in the shower. No internet connectivity whatsoever. Quite outdated. No hot water! Only seemed to be hot after 1am. 10min walk to closest bus stop. A little bit noisy on a morning. Breakfast could have been better - the food was not hot, it was kept warm on hot plates - we were ill after eating it on our second night. a little bit far from a city center a strange noise (knocking) heard from flor at night (maybe ghosts). Flat lager (no Tennant's glasses); Unappetising looking meals. Unwashed cups in room. Bar uninviting with dirty tables, shabby carpet, at best could be described as 'functional. Lift at east end of building wasn't working. Sign, literally outside lift on 2nd floor, pointed the wrong way to the lift. no meals at weekend first night was noisy pipes banging all night.
