What people say
I would highly recommend this Guest House. The staff were friendly and welcoming. The vegetarian breakfast was deliciously unusual, I had a banana and burnt syrup pancake. I was very kindly given a plateful of food as I had mentioned that I have a long train journey ahead of me. The single room I rented was comfortably warm with it's own private entrance, separate from the main Guest House. all reviews »

Friendly comfortable, good value.Amazing breakfast, great people. everything was just fine, perfect place to stay the night and see the town during the day; our room had en suite bathroom and i would recommend that way; staff is most excellent, nicest people you'll ever meet; food was good;. We liked the big room and the little extras like a twix each in the room. Also when I asked for a hairdryer, I got one straight away. Breakfast was lovely and there was plenty of it!. Very friendly and helpful owner. Went well beyond her call of duty.Breakfast was amazing.Breakfast was very ood, staff really friendly, excellent value for money, free internet. The location was good, just down the road from the center of town, which was easily accessible either by foot or by frequent bus service. The staff at the hotel was exceptionally caring and helpful. The breakfast choices were excellent (although carnivores may be slightly disappointed). The staff was wonderful. The breakfast was really nice, they give you a menu, and you choose what they cook for you the next day. The location is close to the bus stop as well. The staff was very helpful, room was warm, sheets and towels were clean, good breakfast, bathroom was clean.Lovely room, firendly staff, awesome breakfast! Small enough to be attentative to your needs. ease of access - city centre + own door.wifi good.Very handy for Lothian Road with plenty of restaurants and bars nearby. The hotel staff couldn't have been friendlier or more helpful.Kindness of owners, large home cooked breakfast and location. administrator cordiality, good position and nice room. Location is great and the host was friendly. The home cooked breakfast is excellent.staff were very helpful. Breakfast and people. It is not very close to the Princes Street. I didn't try walking there. But there are a lot of buses going to the Princes Street. About 10 minutes ride. Quiet convinient. Room is very quiet. The host is very nice. She got up early to prepare breakfast for us as we need to leave before the breakfast time. Shared bathroom is a bit busy in the morning. Friendly staff and good location close to Edinburgh castle and old town. Free parking in the back was also nice, although as others pointed out the gate was a bit narrow if you have a large vehicle.Raul and his wife were excellent hosts. They tried everything they could to make me welcome and comfortable. They are good people. The staff was nice and helpful, breakfast was good, too.The staff were very friendly, rooms were clean and tidy. It is quiet. Staff is friendly and helpful.friendly staff. The friendliness of Vanessa, the manager made us feel like part of the family.service is very nice. room I have booked is clear and comfortable. staffs are very nice. The owners were extremely cordial and helpful and the private guest house was a plus. This place is perfect if you are just looking to park, see the city, come back, sleep, and leave. I wouldn't recommend this place if you are looking for "the" experience. Friendly staff.it was convenient for our purpose. We could walk to our seminar building. Very friendly and nice staff, quite place not too far from city center. car parking, price. Nothing, it was perfect.the entrance to the parkingspaces is pretty small- could be a problem for bigger cars than golf ?!. For the price, it was great. my granny design is not for everybody:-). Unfortunately, due to a mistake we were placed in the wrong room. Originally booked a private bath but was placed in a room that shared one.The manager phoned us in the afternoon (we had already dropped our bags off) to ask us when we would be back. Difficult question when you're exploring a new city! When we did come back, someone met us and gave us our keys but didn't show us where the dining room or the toilet was or give us the menu for breakfast which we found out we needed the next day. Also, can anyone hear the doorbell?!. The beds were a bit too soft for my taste. In addition, the unusual layout of the bathroom meant that one had to squeeze by the toilet to try to use the sink, which was wedged into a very narrow corner. The bathroom was quite cold. Whole place could do with a bit of updating - TV didn't work, mattress a bit lumpy, etc, but no major complaints. terribly tiny room + a bit sparse. eg need an alarm clock!. The toilet, though private, was outside the room making this a bit unconfortable. The bed is not very comfortable. The breakfast was at 8am, a bit early to get up if you are on vacation as we were, but then again it was free.No cleaning in our room during our stay. It took a while to walk to Edinburgh city centre (a bit more than the expected 5 minutes). The bathroom was a bit cold, heater not very good; but it was clean.faraway from the center of city by foot,. The single bed was quite uncomfortable. You could feel every individual spring of the mattress. The shower was impossible to control temperature, so I hope you either like scalding hot, or ice cold. There is no in-between. Finding the place was also quite difficult and frustrating if you dont have GPS, since the same street changes names every 2 blocks from North Bridge to Nicholson to Minto, etc. There was nothing wrong with the hotel as such but it did not match the standards I expected from the other reviews...maybe my expectations were too high. The main disapppointment was the room (especially the shower) was a little on the grubby side. The fact that is was vegetarian was not listed.Dirty carpet on the floor, loose wallpaper, bad toilets and shower, very creaky bed. poor decor, room smell from kitchens, would certainly not stop again. Not close to the city center, but good to reach by bus. Single room wasbelow our expectations, very small, separated by a door to the kitchen, loud traffic noise.
