The two girls who run the front are very nice. Though only one speaks a
little english they try to be helpful and if you know a little thai it
goes a long way. It was very clean and the bed was comfortable and the
room spacious. It is very basic. A wardrobe, table, sitting stool, and
the ubiquitous all-in-one bathroom. They have a little garden area with
a bench swing. Reasonably quiet neighborhood. all reviews »
Clean & comfortable rooms, simply and tastefully decorated. Quiet
location away from the bar area but walking distance to city attractions
and the Night Bazar (20 minutes). Staff are friendly and respect
guests' privacy. Cleaning is on request: my room was cleaned within
one hour on each occasion. Food market and convenience stores within 5
minutes walk. Will stay again when back in Chiang Mai.
Great hotel!! Nice, not so small rooms, well equiped and clean. Its in a walking distance from all the attractions but far enough to be quiet. Nice sitting area in the garden. Cheap laundry service nearby. Very nice and helpful staff.
Very nice little place close to walk to many restaurants and bars. Also a 7 Eleven around the corner. The staff was very friendly and helpful. The room was simple, but nice and clean.
Great spot, bit of a language barrier with staff otherwise awesome place. Very new, will become popular in a year or two.

There was a wall right outside my window so I kept the curtain closed
the entire time. Not so bad since I was not in the room that much
except to sleep.
On one occasion there were no staff available around check out time (12
- 12.30). Fortunately a staff member arrived at 1pm and, as my mini-van
to Pai was an hour late it didn't cause me an issue, although it
really could have.
Rooms arent cleaned and towels arent chabged daily, but only from guest to guest. Didnt matter to us, because when you get the room its very clean.
Showers a little cold in one room and music outside was a bit annoying in the morning.
There is water supply system behind Room c5 and very noisy. We change
the room second day.
Mosquito in the garden and can get inside the room easily through the washroom or during the time when the staff clean the room. Room cleaning is only done when u request.

Staff didn't speak any English at all so they weren't able to help us with the most simple questions. We had to go to another guesthouse to rent a scooter, book tours etc.
The room is comfortable, but it can be more clean. And the shower water is not hot enough.
the bed was unbearably hard, i hardly slept and had a sore back the next day. I had to cut my stay short and change hotels.
