hotel was excellent, staff very friendly - happy to organise everything from laundry service to driver and taxis - happy to advice you on fair prices too. Perfect position for exploring Chiang Mai without being amidst the noisiness- short walking distance to old city. Loved it!!!!!!.

The staff were fantastic. The room was very clean, and serviced every day. It was close to the centre of town but not right in town, so it was still relatively quiet in the evenings. Breakfast was good.

To become a good to great Boutique hotel need to pay attention to the small details. Better bath towels, cold wet towels and simple tea or fruit juice upon check in.
like most of Thailand paper products (napkins, printer paper, invoices on a full sheet) seem to be in short supply.
location is a bit far from the old city,but if your like the countryside feel ,this hotel is a good choice. the hotel is outside the old city,bur Chiang Mai is not a big city,so i think that's ok~.
Beds are a little hard and don't expect to sleep in, a rooster will wake you up very early.
Natural daylight was not great in the bedroom. Mosquitoes seemed to be prevalent in the courtyard.
My dad did complain the cockroach in the morning though. Otherwise this place is fine.

very limited breakfast- one round was free only- then you had to pay. As for the stuff, we had emailed them twice for airport pick up and they never bothered to answer. Then we arrived at 23.30 and when we asked to order some delivery the gentleman who was on duty suggested that we walk to the pizzeria as it was only 15' walk and it would take us shorter. Finally, he did not call.
