great hotel one of the best choices in Venice. We know many other hotels in Venice (even so-called 4-star-Hotels...), but this one fits really to its category. Comfortabel, spacious, professional staff, breakfast o.k. (for italian standards). Nice, quiet, well run, modern but contemporary, large rooms for a Venice hotel! Very good value for the quality of hotel during mid week.The atmosphere and that is was much different from the holtes we are used too. Old beautifull bulidings. :-).

Water for making tea was lukewarm at breakfast (discovered on last day that you could ask for a pot making fresh from the espresso machine).room cleaning was very late ( 3pm ). reception staff surly.A little bit far from the city´s attractions. Also, the air conditioning was not very efficient (the room is too big for the size of the equipment). The lower part of our duplex room showed signs of wear. Stained shelving, marked walls and an untidy repair to the overflow in the bath all detracted from what we were expecting for the price that we paid. No milk provided to accompany the tea and coffee in the room.Hope you dont have noisy neighbours as you will hear them - very poor sound insulation!! The restaurant was average quality and expensive, breakfast service was poor and the food very average e.g. help yourself from the coffee urn.

- Alternatively, take the water-shuttle Alilaguna to Fondamente Nove, then water bus number 51 or 41 to San Alvise stop. (45 minutes).
- Or, take bus-shuttle ATVO to Piazzale Roma then waterbus number 52 or 42 to the San Alvise stop (45 minutes).
- You could also take bus number 5 to Piazzale Roma and then waterbus number 52 or 42
to the San Alvise stop (45 minutes).

On foot:
From the San Alvise stop (4/5 minutes by walk):
Walk straight up to the little square San Alvise. You will see a church on your left and a wooden bridge in front of you. Do not cross this bridge. Go right following the little canal. At the end of the street you will see a stone bridge, cross this to the left. You will see a pink palace: this is the Residenza Cannaregio.
