Well located within easy walk of Restaurants, bars & markets. Close to airport; taxi only 120 Baht. Good Tour information, nice Coffee lounge with helpful staff. The pool was small incorporating a toddlers pool. It was always clean, although the pool furniture & feature wall require urgent attention. We had adjoining family rooms each with it's own shower room & toilet. Both with 'aircon' although we rarely needed to use this. Good daily service, pool towels available & a comfor.

Everything about the hotel was great. The best location in Chiang Mai easily accessible from everywhere by a songtaew or tuk tuk. Staff are really kind and helpful with everything. There is a person in the hotel that books daily tours if you're interested which I definitely suggest. Breakfast was also very good. Not the best continental breakfast you would imagine. But it's pretty good considering the rates and everything. The girl in the tour booking counter is very nice and helpful. She helped me to book the airflight and tours for my entire trip in Thailand. Everyone in the hotel are easy going persons. I found the swimming pool on the first floor is a charming place. All the rooms we booked are very big and well decerated. Air condition works well. Bed sheets are always clean. The personnel staff is very friendly and very polite like most of the native of Chiang Mai. The swimming pool is small but It's open 24h and has a mini jacuzzi, ideal for relaxing at night or early in the morning. Perfect location, not in the centre, but near and in a main street near the river. Easy to take transport to go anywhere far from the citycentre. The friendly English speaking staff. Rooms were of good size with a great double sized bed that was just soft and just hard for a great night sleep. Bathroom was clean and good size for two people to use at the same time. A little swimming pool with spas on each end. Great to end a hot day walking the city. We have ordered two rooms, but come as one family, so they give us connecting rooms, what was very good. Free WiFi and fair brekfast, not luxury thou. Pool is good, and the bar just next to the hotel with the life music has a very good food for a very afordable price. Very much recommended. If you are sensavite to the noice - not remocmended, as you can hear music half of the night. For us it was ok - it's holiday :). Dont know if its because we stayed during the Loy Krathong festival, but it was £35 a room which was far too much. Everywhere else in Chiang Mai was booked tho so I guess they just put their prices up. Apart from fruit, the breakfatst was just bad (very cheap toast bread and jam tasting of citric acid and sugar only), not much to eat for vegetarians and even meat eaters wouldn't go too far. It's definitely better go for breakfast somewhere else. I have no complaints at all. The pool is quite small but with so much to do in Chiang Mai, you're not going to want to spend all day in the pool anyway. Breakfast is basic, coffee terrible so bring a coffee bag and ask for hot water. They could do with a compendium in the room. The bed was hard as brick... bathroom was a bit gloomy. hotel facilities are a bit worn out and not very well kept (e.g. cant lock the windows - not very good for kids room, pool was a bit dirty). room is a bit dark - not enough light at night too many loud guests made too much noise at early am despite the above we still think this is a very good hotel. Poor wifi, toilet can be cleaner, staff can be more helpful and they should allow a couple of hours of free early check-in/late check-out. Everything was good. Nothing. The buffet breakfast at 150 baht is truly pathetic. You can walk out of the hotel and in 250 metres find 20 places that are better for 150 baht or less. Worse still is they give you only one rather poor towel for a double room, and then want to charge 50 baht for every extra towel. There is nothing not to like. Very nice place to stay. The variety for the breakfast could be improved, but looking at the competitive price, what can you complain about. Slightly slow broadband (nothing unusual throughout thailand, from my experience). Bed extremely hard, only downside was we visited during Sonkran which meant each time you stepped out of the hotel you got a soaking, ok for the young but a bit wearing on day 4 for us oldies. breakfast not very good and the matress was very strong difficult for the back too bad no restaurant inside the hotel. Wifi in the hotel very poor. I found myself heading for the bar next door to get proper wifi connection. a little noisy at day time. Matress on one of the beds was very hard. Pool was cold but very nice to have and not too cold you could not use. Nothing close by. pool area need upgrade. paint coming off feature wall. pool furniture need upgrading as well. only serve breakfast and most of the time cold. no hotel transfers. have to catch a taxi. the pool was small. Everything ok for price range of apr. 1100 THB/ night, but no luxury rooms/ baths. Nothing. Beds extremely firm, will need adaptation, wi-fi can be slow. The room smelt of cigarettes. Nothing. Breakfast was okay but missed a few things, like yoghert. But still very good. The breakfast was not very good. Only very limited choices,. No specific negatives. The bar at the pool was closed down . Matresses very hard. Nothing.. Nothing which I can remember.
