Everything was great! The room was cozy for the six days Ive stayed in! Icy cold air conditioning! The owner's mother who runs it is absolutely darling! And everything was super clean with wonderful service. I liked the area because although I was a bit far from the train station, once you got your head around it, you can get there easily in 15-20 minutes. So if you want to explore the city and really get an experience of living there rather than a touristy experience, Id really recommend it. T. all reviews »
The hotel is actually quite "self-service" but no worries,
there is a staff that will assist you when you check in. She is really
friendly and helpful. The room was very cozy and comfort, equipped with
microwave, gas stove and a pc. I love the bathroom so much, there's
even a small tv inside the bathroom where you can watch tv while you
enjoying your bath. There is a heater and dryer air system in the
bathroom as well. It's a very good facility especially during winter

It's in a quiet area but still very central. If you have many luggages, it's best to take a short taxi ride from the Kyoto Shinkansen station. Cost bout ¥700 only. If you can cycle, they have bicycle rentals for ¥500 per day. Buying the daily bus pass cost ¥500 too but bus rides takes up time for short distances travel. We stayed for 11 nights in a room on the first floor. The lady manager is friendly, and her daughter-in-law helped a lot during our stay, including cleaning and let us borrow kitchenware to cook and eat. Although some staffs can not speak fluent English, they try really hard to communicate with you. It situated right in the back of Nishi Honganji, and have a bus stop, Shimabaraguchi, right outside. With bus 206 going to most sightseeing spots, and 207 going to Shijo, where one can transfer to b.

Clean, comfortable, inexpensive, kitchen where I borrowed some kitchenware, laundry, rent bicycles for only 500 Y. (normal is 800 in rental shops).
Close by - one convenience store, but in the side-street next to the guesthouse there is a small local grocery, where I could buy a few things. Other shops in the same street.
The area is a local Japanese area. Friendly people, and some inexpensive food as well.

This hostel is a smart hostel because the small space contains everything.Just like a complete house . And I can say this is better than Hotel. haha. they have small Kitchen, amaizing bathroom with bathtub and TV inside, toilet , bedroom, small coffee table , TV and WIFI are provided . very clean and very comfortable place to stay.
the place was excellent on all accounts. The room was like a typical Japanese apartment with a useable kitchen, private bathroom and very clean throughout. As an added bonus, the owner, Jun, let me use his private phone to call the US when I lost my credit card and had to cancel. He was very helpful in getting through to the States and offered me whatever I needed. I recommend this place highly- great value, location, and the owner really cares!.
I ve been using letsbookhotel.com for years and I can safely say that this
guesthouse is one of the best I have been. For this pricetag everything
was excellent. Comfortable room and clean, excellent facilities,
fantastic owner. Fast wifi, there is even a pc / tv in the room. I
looked the fact that we could hire bikes for a reasonable price as kyoto
is best seen on a bike. Totally recommended.
Room is big, simple, with full comfort: wifi, computer/TV, kitchen, air conditioning system, TV screen in the bathroom, air dryer, washing machine and dryer outside.

Location, advices provided by the owner mother who works there. Really
welcoming and friendly, that was one of the highlights of our stay there
in Kyoto. Really clean, good furniture, private bathroom, and the price
was really great. Made us want to stay a little bit more there. We will

This guesthouse really good and nice for staying in Kyoto. I just wondered how it nice for the room, Big room if compare to the cost that we paid. However it not near the Kyoto station, we need to take a bus 206 about 15 min from JR kyoto station. But I like this hotel very much. Big room, Big bath room. WIFI also provided in the room, very fast.

For the price I paid, I didn't expect too much, but the room is quite big. They even have a TV at the ofuro place.
There's a computer inside the room, in which you can use internet, but you can also use wifi freely in your own gadget.

The lady at the guest house was very helpful and friendly. It was very
well setup to allow people to help themselves and we could hire
bicycles directly there. It was quite a ride from some of the main
tourist attractions, but easy to get on a bus and also very close to
the train station.
The apartment was a nice size and had a really good bathroom and the decor was also nice. You can get the 206 bus from Kyoto station the takes you to the apartment think its bus stand D. Never saw the owners but from booking to paying to arriving it was all very organised and efficient.
I had a lovely staying at this very nice place, everything is new and tidy in all details you can imagine. Mrs Kazuyo Nakamura is a lovely person who was very kind and supportive. And it is strategic located with restaurants and small markets all around. The best place I ever stayed.
The location is convenient to travel around Kyoto, there are many buses just right in front the guesthouse. I recommend to buy a day pass ticket easily to discover Kyoto.
It is about 15mins walking distance from Kyoto station. Bus 206 can easily reach the guest house about 5mins.
The owner was very helpful with all the questions we had. The room was clean and equipped with a small kitchen, fridge and micro. Towels, soap, shampoo were also provided. It is close to kyoto Aquarium and there is a bus station within 2-3 minutes from the accommodation.
Tiny flats with kitchen annexe (though short on cooking equipment). It's conveniently located in a peaceful area very close to Nishi-Honganji and not far (15min walk) from Kyoto JR Train station. Very neat and comfortable, has wifi along with a PC in each flat.
Staff were gracious, even if limited in English. Room was small, but
efficiently used space. Modern fittings--E.G., Remote control to turn on
and dim ceiling light. Bathroom tiny, but even has Toto Washlet (squirt
bidet). Very clean and adequately quiet.

Great value for money! Very new-looking place with all possible amenities, plus the rooms are fairly large, especially by japanese standards. The self-checkin comes in handy when arriving late. 20 mins walk from Kyoto station, or a 5 min busride.

It was a fine room with a kitchen. Possebility to cook. There was no pan or other cooking attribute but the staff has geven us a pan and other cooking materials. Very friendly, a good place to stay.

Please don't rely on google map when looking for the hotel location.
We spent some time searching for the hotel by using the info from google
map. The hotel just located beside the main road, and google map shows
that it's inside the housing area. We were lucky that there was a
lady direct us to the hotel. And please remember to log out everything
after you use the pc in the room, I forgot to log out my facebook and my
account was hacked. Not all the people is as kind as Japanese.
If I have to write one, will be no elevators but it's just a low rise building.

The traffic just outside the windows.I was on the ground floor. Further up and on the other side, I expect that it is much better.
The only thing is the location (20 mins from Kyoto station) but the bus
stop was outside the guesthouse and easily reachable on a bike. We loved
absolutely everything.

The hotel is a little bit far from the train station (15min walking if you don't get lost), but you can get a bus. There is a bus stop really near (~5m).
A bit far away, but this is not too bad as bus goes straight past every
few minutes.
At a closer look the apartment was not that clean. There were hairs in the fridge?! and handles sinks etc were not wiped down properly. There is a kitchenette but no facility to wash your clothes. We were only there for one night so managed.
Finding this place took us 3 hours of repeated misdirection by various
people trying to help--addresses in Kyoto are useless. Be sure and print
the map this place sends, but they should have this phrase: "From
Kyoto rail station, take 206 or 207 bus to 'Shimabaraguchi'
stop. Turn back the way you came from, it's at the first
corner.".
There are two clothes rails, but few hangers and no shelves. We laid our
clothes on a towel on the wardrobe bottom.
15- 20 minute walk to Kyoto station, not bad depending on how much your carrying.
It takes around 20 mins walk from kyoto station to hotel, so I would suggest to take the bus 206.

The wi-fi failed a lot and it was really frustrating.
If the room is in the first floor and facing to the Omiya Street it will be noisy during the morning.
The location is south of the city and further from the main sights than you might realise - taking the bus was ok for us as we got to stay in a nice place for a really good price but others might want to pay a bit more for a better location.
It's a little bit far from the Kyoto attractions, but there is a bus stop just at the door. There is no elevator.

Very noisy if opened the balcony doors. If left closed it was fine. Had a very bright light in room which was bordering on hospital grade. Could dim it slightly but still uncomfortable. No plates, saucepans etc if wanted to cook. Not the greatest location but if you hire bikes it is fine.
Im staying at the first floor and they hv a thin roof section, i can heard foot step from the upper floor, its a bit annoying when u trying to sleep. But its not a big deal if u hv an understanding ngbr.
