I am from Edinburgh so am familier with the area and new that it was on the outer limits of the city centre. But I walked from there into town on Sunday morning pulling a suitcase and it wasn't far atall. Even with sore feet from the night before!
The staff were friendly and very helpful. Bedding was lovely and the bed was comfy. Walls were quite thin - I could hear next door talking but that didn't bother me. The wiifii access is quite fast and the access code is in a drawer. Wasn't told. all reviews »
This is a charming small hotel, easy walking distance to City Centre. It has a comfortable little bar,reasonably priced, didn't sample the bar food but if the breakfast is anything to go by I'm sure it'll be excellent, as was the breakfast -freshly cooked to order, as much tea/coffee and toast as you want. The room was spotless, freshly decorated and beds comfortable,the bathroom was spotless too - good shower.Parking for a few cars on site. I will definitely use this hotel again.
The hotel was fantastic, very clean with extremely friendly staff that went the extra mile to ensure our needs were met. Rooms were spotless and very comfortable. Staff were lovely and friendly and very helpful. Breakfast was great with a great choice of food to suit everyone. Would stay here again when visiting Edinburgh. 10 out of 10 given for this hotel.

Ideally located close to Haymarket station and the shops on Princes Street. (about 10 minutes walk or just off a major bus route). Breakfast was very good with a choice of fruit, cereals, yogurts and a freshly cooked hot breakfast option.
An okay place. The big negative is it's loaction from the city
center, at. 2.7 miles or si. When I booked the room, the map said 1.3
miles, so a Hugh discrepancy, since the large distance is not walkable.
Pleasant welcome. Pub with Sky Sport channels. Decent breakfast and friendly staff. Easy access to city - walk to EICC in 15/20 minutes. Reasonable tariff.

only 1 thing.. the TV didn't have a remote and it was quite high up on the wall and the buttons were on the top so had to use a chair to get to them. But absolutely nothing else to mention.
Upon check out the reception didnt know what they were doing. Told me I
paid 20% deposit so wil charge me the rest, but decided to charge me
full. Upon triple checking, deposit hadnt been written down and assumed
unpaid so paid it. But scraps of paper were not well organised to be
taking a payment. Also how card details were written down on paper. Not
proffessional.

When checking out, the two women were very abrupt, no 'did you enjoy your stay', 'safe journey', 'hope to see you again', just use the snib on the door, as if they couldn't get rid of you fast enough.

The bed was a bit firm for my liking but it was fine for a 2 night stay in an ideal location for our needs.
Rooms on top floor have shared facilities - not a complaint as this was the only one available.
The singles with shared bathrooms are very small and not nearly as nice
as the double in which I stayed.No WiFi coverage in some rooms and two
separate days lost internet because the hotel reached some sort of
monthly limit on the GBs.

The bed was rather hard and created a painful backache. Breakfast time at weekend was finished much to early, arrived 10 minutes late at 9 40am and was refused service, We did not know breakfast time ended at this early time, especially at weekends when people are not in a rush to go anywhere. There was no lift available to upper rooms.
The hotel is outdated. The noise at night is horrible, you can hear all the banging doors, people talking, people going up the stairs and dragging their suitcases along (no elevator). The lights in our room didn't work... The owners should put in more effort, it could be so much better. Avoid if you can.

The recently refurbished restaurant is open all day for breakfast, lunch and dinner.
