The place is very clean and the staff friendly and speak english. The location is good JUST IF YOU WANT TO TAKE A BUS in the north terminal next day, in other case is very far away to the places of interest in Bangkok. We reserved one night, arrived from the airport in the night and we were leaving the place at 6a.m to take the bus.

we have been there twice in Jan 2014 and we can reccomend this place enrirely: the owner run a private, clean und quiet guesthouse in the Center of Ayutthaya, every guest is treated individually, fluent in english (sorry, we not)!!!

Location is very good. We walked across Phra Arthitt for the boat ferry to the sites. Walked to the Grand Palace, ate in the numerous restaurants within the area while watching backpackers arriving and leaving. We felt safe within this community. -

Rooms are big and new except for the bathroom(Thai style) and are kept spotless everyday! The location is great for Khao San Road aswell as Grand Palace and other sights in the old town. Walking distance. The young girls at reception sprak Bert limieten English but are really friendly! Breakfast was good enough. If you are looking for a homely feel then don't book here but if you want great location and clean, comfortable rooms Baan Boran is perfect for you. Would book here again
