The location is fantastic (the main attractions, museums and nicest squares are within walking distance).
The place is fabulous, brand new, extremely clean and very well designed.
The host (Irma) is absolutely adorable, she will make you feel like at home and will give you great hints in what to see and do during your stay.
The breakfast area is open at any time with free water, tea and coffee for all guests.
There's also free wifi and beatiful views of the city...

The location is excellent. The concept is also good for us - a simple, clean room with a very comfortable bed, and powerful shower in the en suite. WiFi connection was good and included in the price. The room rate offers extremely good value - simple breakfast included. The staff were all friendly and helpful. We don't need, and therefore prefer not to pay for, lots of extra facilities such as cafe, restaurant, 24 hour concierge. But it was good to have coffee, tea etc available at .
The excellent location,the pleasant atmosphere, the cleanliness, the
basic but attractive bedroom . it was easy to get in conversation with
your fellow-travellers around the long table in the breakfast room/
lobby and pick up travel tips. And of course the free coffee/ tea
was most welcome after a day on the town. I already told friends about
it, and would definitely recommend it .
The location of Lapepa is fantastic. Central and walking distance to all tourist sites. Felt very safe walking around in the evening.The owner Irma is delightful, full of information and bends over backwards to ensure your stay is comfortable.
The B&B IS extremely well located, near the Museums and all major atractions of Madrid. The B&B es extremely clean, I must say is the cleanest hotel I have ever been. Rooms are spacious. The dining room is very confortable.
Very cute room, Ideal location on a beautiful place, close to Barrio de Las Lettras and close to the Park, very friendly staff, nice continental breakfast, perfect place to visit Madrid. Ask for room 3 or 4 with a splendid view.
Beautiful and functional design. Great breakfast. Amazing price for the
value, specially for European lodging standards. The staff was great and
the whole logistics of keys, access and room functioning is very smart.
Staff very accommodating, very clean and modern layout. Close to Atoche train station, Prado Museum and a reasonable walk to the old city. Hotel tucked up on the 7th floor in a large building.
I liked the quirky simple decoration, good City views and friendly staff. It was a wonderful location for proximity to the Prado and other galleries and museums.

Marvelous staff and owners. The location was the best in Madrid, a short walk to El Prado, the main rail station, Retiro Park, and the Plaza Mayor.
The premises were decorated simplistic, but cute. The rooms, bathrooms
and eating area looked fairly new and very clean. The location is

the location is really good, just was a bit hard to find the entrance. liked the cakes for breakfast and very comfy double bed.

Be aware of "penalty" pay if you check in before or after their recommended hours.
The fact we had to pay 6 euro per hour for arriving after 10 pm. In
fairness, it was mentioned in the blurb. One suggestion; you should
mention that the b+b is on the 7th floor. I asked by mail if it is
street level, and found out that it was on the 7th floor , otherwise I
would have searched for a long time.
A chair and a place where to put the lugagge would be welcome.
The only unpleasant thing was that there was quite few places to put away clothes or bathroom stuff, it could have had a closet and a chair for example.
In the rooms that are close to the lobby/breakfast table, you can
wake up hearing people talking over breakfast.
Being next to the breakfast area was a little noisy in the morning and there were no bedside tables or mirrors in the bedroom.
The shower and washbasin area are rather cramped and the Breakfasts a bit basic.
There are absolutely no negatives. An obese person might have a challenge in the small shower!.
The lobby was a little run down, could use some cleaning, specially
the walls.

the walls are too thin, u can literally hear ur neighbours going to the toilet. and if u are taking the room with a city view - its gonna be even louder - rooms are located just near the breakfast+ reception area.
The bathroom. The shower was too small, a lot smaller than a regular shower. A medium size person cannot fit probably. A bit scabby with the toilet paper and toiletries.
