Location - perfect (near San Marco square, but on the small quiet street).
Room - clean and cozy.
Bathroom - big, light and clean, clean and clean (hairdryer, toiletries, towels are included).
Breakfast - very good (choice of yoghurts, meat, cheese, bread, jam, juice, coffee, tea, etc.)
Owner - intelligent, polite and friendly person with great sense of humor.
All together this will make your stay in this hotel perfect.

The hotel staff was very polite and extremely helpful. The hotel room is spacious and grand, quite medieval venetian style. The hotel gardens and the surroundings are fascinating for an early morning stroll. Do eat in the hotel even though it's expensive as their executive chef menu is something to behold. This hotel is located four water-bus stops away from the main train station, and the owner provides customers with very clear instructions on how to reach the hotel. The rooms was clean and comfortable, and had good air condition, which is essential during the summer in Venice. The window of our hotel room also overlooked a small canal, which was absolutely gorgeous, and the hotel is located in a gorgeous area.
