The room is very nice and clean. There is a lift so you don't need to carry your bags upstairs. The location is perfect - 5-10 minutes from major attractions and 15 minutes walk from Pisa Central railway station. Luca, the owner, is really very helpful and friendly. He speaks English and Russian reasonably well. Actually you feel quite at home there!.
The hotel is situated in the very city center of Pisa on a picturesque
square with the windows to the main pedestrian street, about 7 mins walk
to the leaning tower. We were staying in a very beautiful room : Italian
baroque furniture, lovely big comfortable beds, painted ceiling, big

The hotel is situated in the very city center of Pisa about 5 mins walk

It was written in our booking that we could check- in at 12, but in reality it starts at 2 pm ( and nobody had informed us).
Don't forget to verify the location of the hotel, though it is
situated on a square in the city center, the street names can be
confusing over there. The hotel is more like a residence or a pension
with no permanent reception, thereby you should be in contact with the
owners to tell them the time of your arrival so they come and open the
door for you : keep your phone charged and email accessible.
No breakfast.
Wifi reception in our room was poor.
No kitchen and no proper reception, and a bit noissy in the night as there is a cafe downstairs and Fridays and weekends could get very noisy. More suits to younger people who goes out in the night.
The location is convenient for those who travel by train and very close to the centre, but noisy at night, which we didn't mind as were very tired.
Could be improved providing the hosts locate a small fridge and an electric kettle in the lounge.

If you are by car Pise is a nightmare to park. The place is on a pedestrian street so if you have a lot of luggage it can be difficult.

Owners hardly speak English. The noise till late hours is a drawback.
We were there in Autumn - it was very cold in the room. And the noise!!!
We couldn`t sleep at all! Pisa is a student city,and there is a cafe
right below the windows. It is opened till late night and all the
students party there! The level of noise is very high! The most terrible
night in our vacation!.
Don't advertise that you have A/C when only a portion of the rooms actually have it, no fridge.
