The location of this B&B is exclusive as it is a few steps away from Holland Park tube station while there's a nice footpath right next to the hotel that takes you straight to Holland Park. And the place is on a primary spot on Holland park avenue right in the middle between Notting Hill Gate and Shepard's Bush. What I observed is that the place is owned and run by good people doing the best they can. I paid a little extra and stayed on the top floor which is newly refurbished and is much.
all reviews » The people are extremely friendly and welcoming. The rooms on the 3rd floor - superior singles - really were superior and great value. I would certainly stay there again. Breakfast was plentiful and varied. The location was perfect , just off to the bus station and the tube station was just 50 mt by walk . The executive room were very confortable and clean . Nice and gentle staff at the reception . The staff was polite, welcoming and helpful. The room I stayed in was clean and it looked fairly recently decorated. All in all it was a good experience and would stay there again. Good value for money close to underground. Rooms clean and comfortable. staff helpfull and friendly.Excellent for City break for anyone wanting to visit London. Location is fantastic; a short walk from tube station, convenience store, bars, etc. Also, it is geographically near point of interests, so that you won't waste to much time in public transport to go and visit the city centre. Also, don't expect a full English breakfast with beans and sausages, but a more Socialist affair with one sad bowl of cornflakes, 4 slices ot toast and a banana. Wi-Fi was a bit weak. Breakfast wasnt up to much. nothing. No wifi in the room, emergency exit green lamp continuosly on. The hotel is in the middle of refurbishment. Understandably those rooms that have not yet been done are of poorer quality. We stayed on the third (top) floor where all rooms were very good. Very poor breakfast. Very, very noisy.I did not sleep at all. Toilet. They have it set up so that it won't flush until the tank is completely full. The problem is that the tank takes 45min to an hour to fill!!! This is extremely uncomfortable as the toilet is shared. The breakfast lady was really abrupt (maybe a cultural barrier thing) and quite scary. Rooms were cramped but what we expected for the price. It is quite a noisy street also even with the windows closed (maybe take ear plugs!). the toilets didn't work!!!! (we had a room without a bathroom) Not all the staff were friendly. The Manager or maybe the owner look like she is too tiered of her job! The Toilet siphon was fill for hours and all night was noisy. The hotel was Noisy as you could hear all activities on next doors. Most of the hotel is grubby and needs a good clean and tidy up.In our bathroom the toilet seat was falling off and the bin lid also fell off.There should be basic tea/coffee facilities.Breakfast room needs to be cleaner and crockery should not have chips and breaks in. Very basic accommodation - our room had two beds and a basin, but not even a wardrobe or cupboard to hang a suit in (no room for one!) And the shower (across the landing) was tiny!. However, the mature chambermaid was very rude in the morning. Check out time wa 11.00am but we had a visit from her at 10.00 am. Then again at 10.30am. I politely told her our check out timE was 11am. I even sShowed her the ë -mail on my phone with my booking. She Stayed outSide my room until we left on the dot of 11.00am. There was no fridge. Breakfast starts at 8:00 and it was not even continental breakfast. There was no shampoo in the bathroom. The room is too too small. shared bathroom. Bed bugs. My room was very small (but adequate for me). The milk in the lounge for the tea/coffee was SOLID (as in sour & gone off). The building was very tired, and the staff not over friendly. WC toilet broken in our room. Russian staff not very friendly. The first day I found a ball of hair in the bathroom. Russian tv in the breakfast room. I stay in a quadruple room.The bathroom water pressure Is so small !! Have trouble showering with such small water pressure. Even brushing teeth also becomes another problem since the water pressure is so small !! The bed has even lice in it. And they bites! Ouch !. It was confirmed on my booking ref/confirmation that we would get 1 x double bed and 1 single bed. We had 3 singles!!! News papers dated 17th May (one week old) were found tucked down side of bed!!!! Wallpaper was hanging off wall. there was no hand wash basin in communal toilet or shower room. stated that a full English breakfast was included in booking fee but all we was offered was a bowl of cereal and a couple of slices of ham and processed cheese with toast along with a Banana. staff not particularly friendly, didn't get a warm welcome, very take it or leave it attitude. Room wasn't cleaned properly, food crumbs on desk from previous occupants. No cooked breakfast as advertised - cornflakes, bananas, toast, yoghurt, ham and cheese. Dirty doors, staff, no direct hotel number, your web site needs to say almost oppo Holland park underground, staff need to say name hotel on phone, not hello. the non existing maintenance of the building gives a sense of ruins. A member of the night staff smokes throughout the night, leaving all of the rooms stinking. No ensuite facilities, only one shower and toilet per floor. The bed (small/hard), the room, the squeaky floor-boards hearing people walking around the hallway. The maid walking into my room without knocking.. Internet not working. Breakfast was very basic... A piece of cheese, a rotting banana, and corn flakes. Don't know what that piece of meat was?? ) Burnt out electrical outlets in room/no power. Manager more interested in his friends on face-tube than any service/help. small room not even a bedside table or lamp only 1 lumpy pillow and dirty bed cover Small cramped bathroom shower water splashed everywhere Dirty stained toilet Filthy stair carpet to basement diningroom. a complete dump, but we had business nearby, very uncomfortable bed my wife could not sleep all night. everything was great. Everything. A prison cell would be more welcoming. Shared bathrooms, cleanness of the overall hotel, should not be called a hotel but a student accommodation, it needs maintenance as everything is not working from the first time, had to get fixed, so I did not bother to ask for fixing because I was all the time out and get back to sleep only. The photo in the website is misleading as it refers to the new rooms, but I overlooked to the sharebathroom facility when I did the booking becuase I did not expect that.
