The location is fantastic easy access to Edinburgh and really good bars and restaurants nearby. Friendly family run hotel.convenient for the station and centre. there were not many things to like in that hotel apart from it's proximity to the city centre. Again, I may have missed reading the fact that the rooms were notensuite. I hate getting dressed to make a potty run in the middle of thenight. (Grin). I would have preferred ensuite facilities. small shower and limited toilet facilities. The price was a bit steep considering no ensuite facilities, breakfast only served 8 -9, and only one portable heater in our rooms.not having en-suite and not being informed about this.the breakfast was not very good either. The worst about the hotel was a room in the basement right next to thelaundry room. The heat and noise was to much!!! And when we asked couldwe be moved the owner told us no even though I booked the hotel eightmonths ago!!!. there was no en-suite bathroom.

A small, private hotel. Mostly recommended by previous guests due to cheaper rates, excellent location, friendly service, a good full cooked breakfast and the best view of Calton Hill.
