I have high expectations, and am often disappointed by the reality of what you get compared to what info you get when booking somewhere online. But this small hotel did not disappoint - in fact it was better than I expected in most everyway. It was in a great location, 2 mins from San Marco Piazza and grand canal. It also had decent size double rooms (esp for old European city like Venice, known for it's cosy rooms) with top notch fixtures and fittings, sound proof walls and a fully equipped en.

We loved the location, the staff was always available and very helpful. They even booked our water taxi to get us to the airport; it was right around the corner from their hotel and they carried our luggage there for us!! Saved us walking through San Marco square with our luggage like other poor tourists. The staff were excellent and the room was very Venetian and we were in the heart of the shopping area and so close to St Marks square. The little bar at the end of the alley is a must. If you go just before closing at 8 pm you get free sandwiches. Classy is the most appropriate word to describe this hotel. The room ambiance was beautiful and authentic. Though we were traveling with our baby, we felt as if we were in a honeymoon as this was the surrounding mood. Fabulous location. Instructions on how to find the accommodation when we arrived late at night were very clear. Loved the true Venetian style decor!. It is a quiet location but is right near San Marco square. The only tiny thing was when you get there it is difficult to find so I would definitely ask for directions before. We asked a local market trader who didn't know where it was so he called the hotel for us and then took us to it!. We couldn't fit in the bed as our feet were hanging outside. For the price u pay, the choice for breakfast was limited: no omelette for example. But they serve the unbeatable cappuccino and freshly baked tasty croissant. yum yum!!!. Room electricity only on when key is in general switch, not good for charging devices while out or having room cool when returning. interesting street to access Hotel, more like a lane, it had scoffolding in at the time. The staff was kind of cold. Not warming at all. Very serious. The room we reserved was not available and they put us in a smaller room. The bed was not very comfortable. All rooms are on the 1st floor around the breakfast area, so it can be quite noisy in the morning. Furniture more worn than pictures show. Staff was not very friendly/helpful. Wifi didn't reach the room. Breakfast was well below average. Did not get to stay there long enough. The approach to the hotel the cost of the hotel no view. there is little choice for breakfast, the room is a bit small, but it is Venice. the pillows are very uncomfortable, no internet signal in the room, breakfast is very poor and does lack air conditioning. Very small bath, no place to put your shampoo in bath, if you are above 90kg you may not get into shower in that hotel. Breakfast was a bit poor. Also we had an interesting security problem. When we get in the room at our second night at hotel; we find stump of cigarette at floor. But we never smoke in venice. There is no elevator, and you need to use the stairs, poor breakfast. Small rooms, no heating system, and it was cold.
