Excellent accommodation - a large room, comfortable bed and seating and an excellent bathroom. It is a residenza, so don't expect hotel facilities or services. Breakfast is very simple continental style - a coffee and croissant. Ernesto, who is on duty during the day, is always cheerful and very helpful. We had a great view over the Largo Argentina, which is a good transport hub and not noisy at all. It is in a very central position for walking - 5 minutes to the Pantheon, 15 minutes to the Pal.

We stayed at the hotel in late June for 3 nights. The hotel is centrally located within walking distance of all the major attractions e.g. Trevino fountain was 12mins, National Victory Monument was 7mins etc. Our host Ernesto was very welcoming & extremely helpful. We stayed on a bed only basis but he gave us breakfast & a welcoming drink every afternoon at no extra cost. The room was very clean and huge with an equally big bathroom. The staff was very helpful. They exemplify what "hospitality" means! Full of helpful suggestions of restaurants, sites, walks, etc. and welcome glasses of prosecco in the evening! The location is great, a 5-10 minute walk to everything. And some rooms look out over the "area sacra", ruins of 4 temples and site where Julius Caesar was assassinated. Rooms are large, clean and comfortable. Service is personal and friendly; one gets a free glass of prosecco each evening - a beautiful touch. The rooms are fresh, clean, and very spacious for such a central location, and the location is amazing; it is walking distance to practically all the major attractions in Rome. We had an excellent stay - great value for money. The Staff, starting with the ownerm Sergio and his manager Ernesto as well as Ernesto's brother were all phenomenal in taking great care of us. The rooms are quite large in comparison to most EU hotels. All of the primary attractions are within a 15 minute leisurely walk. The recommended restaurante's were fantastic. We found Ernest to be very helpful and accommodating. Centrally situated, within walking distance to many main attractions. Near bus stops, taxi rank and soon the tram as well. We enjoyed our stay and will definitely go back if ever in Rome!. We were very impressed with the service we received at the B&B. it is very close walking distance to just about everything. If not the bus is close by for the termini or to get further afield. We would stay there again. The noise from the street, Ambulance sirens and occasionally late night partiers singing at 1am were overwhelming. But the positives attributes of this hotel far out weigh these two issues. No negative points. Wi Fi was rather temperamental and only worked on one side of the room. I would have preferred having a staff person on site over night. My husband didn't care as he felt perfectly safe in the room and building. You need to tell them exactly when you expect to arrive or else you may, like us, find no one there to let you in. A bit of street noise but you are in downtown Rome. the noisy street, but hey... No coffee and tea making facilities in the room. Our room was in yard side and we couldn't open windows , because there was few backeryies kitchens in first floor and the smell of cooking wasn't good. Hard to find the address, as there is not a large sign to identify the location. Road construction outside room. Disturbed night rest. Not having twin beds and the opportunity to make a cup of tea in our room. Quite expensive for what you get. The air conditioning did not work well. The electricity and water did nor work on the final day of the stay. The staff said the problem was with the city and affected the entire building but this was not true. Problem with road ,your hear everything goes on the street,they have work with a road 8 till the end of times).
